An amortizing loan is not simply the amount borrowed divided by the number of months. Each payment combines principal repayment and interest, with interest calculated from the outstanding balance.

Loan payment formula

For a fixed-rate amortizing loan with constant payments:

M = C × i × (1 + i)ⁿ / ((1 + i)ⁿ − 1)

Here M is the payment excluding insurance and fees, C the initial principal, i the periodic interest rate and n the total number of payments. A 20-year loan paid monthly has 240 payments.

The formula matters because interest changes the relationship between principal and payment. At 0% interest, dividing principal by the number of payments would be enough. With a positive rate, part of every payment covers interest, so the payment required to amortize the same principal is higher.

Why the monthly payment is not enough

A low monthly payment does not tell you the full cost of borrowing. A longer term usually reduces the payment but allows interest to run for more periods. Compare the payment, number of payments, total interest, total repaid and remaining balance together.

This distinction becomes especially important when comparing two offers that advertise a similar monthly payment. If one loan runs for substantially longer, the total interest bill can be very different even though the monthly burden looks comfortable.

Understanding an amortization schedule

An amortization schedule describes repayment payment by payment. Interest for payment k can be represented as Iₖ = CRDₖ₋₁ × i. Principal repaid is Aₖ = M − Iₖ, and the new balance becomes CRDₖ = CRDₖ₋₁ − Aₖ.

The schedule therefore answers several practical questions at once: how much principal has been repaid by a given date, how much interest has been paid so far, and how much debt is still outstanding.

Why is more interest paid at the beginning?

At the start, the balance is close to the original principal, so interest is calculated on a larger base. As principal falls, the interest share generally decreases and the principal share rises. The loan calculator makes this progression visible.

This does not mean the interest rate itself is changing. With a fixed-rate loan, the rate can remain constant while the amount of interest in each payment changes because the balance used for the calculation keeps shrinking.

What is the remaining balance?

It is the portion of the original principal not yet repaid. It is not the sum of future payments, because those payments also contain future interest.

That distinction matters if you are considering refinancing, selling an asset financed by the loan, or making a lump-sum repayment. The remaining principal is the debt base; the total of scheduled future payments includes interest that has not yet accrued.

Nominal rate vs APR

The nominal rate is used to calculate interest in this simulation. An APR is intended to represent the broader cost of credit and may include mandatory fees and other costs. The calculator deliberately uses the nominal rate rather than displaying an incomplete APR.

When comparing real offers, do not assume that two loans with the same nominal rate have the same total cost. Fees, insurance and other required charges can materially change the effective cost of financing.

Loan term: lower payment or lower total cost?

A shorter term usually raises the monthly payment but gives interest less time to accrue. A longer term usually lowers the payment but can increase total interest. Compare several terms.

There is no universally correct term. The useful trade-off is between a payment that fits your monthly budget and a total financing cost you are willing to accept. What is the impact of an extra repayment?

An extra repayment reduces principal immediately. Future interest is then calculated on a smaller balance. In this calculator the regular payment is maintained, so the loan can finish earlier with less interest paid.

You can simulate a recurring monthly extra payment or a one-off repayment. The earlier principal is reduced, the more future periods can benefit from the lower balance.

Check the loan agreement

A real agreement may contain limits, conditions or early-repayment charges. The simulation measures the mathematical effect only. Always check the contractual rules before assuming the full theoretical saving is available in practice.

How this guide fits with debt-to-income and affordability

These three concepts answer different questions and work best in sequence.

First, debt-to-income describes how much of the income in your model is already committed each month. Next, mortgage affordability uses the available payment room together with rate, term and down payment to estimate a home-buying budget. Finally, loan amortization starts from a chosen principal and explains the payment schedule and cost over time.

That is why the calculators are complementary rather than duplicates: one measures the current monthly position, one estimates possible borrowing capacity, and one analyzes a specific loan.

What the simulation does not include

Insurance, arrangement fees, guarantees, early-repayment charges, contract-specific rules and variable-rate changes may affect a real loan. The result is a mathematical comparison tool, not a credit offer.

The calculator also cannot decide whether a payment is comfortable for your household. A payment may fit a chosen ratio while leaving too little room for everyday spending, savings or unexpected costs. Review residual income as well as the loan mathematics.
