Plan a construction project: calculate materials before buying

A practical method for estimating concrete, screed, bricks, render, fencing, decking and other materials before you order.

Preparing a construction project is not only about selecting the right products. Before comparing prices, you need a reliable answer to a practical question: how much material should you buy? Too little can stop the job; far too much ties up money and leaves unusable stock.

A useful method is to split the project into areas, lengths, volumes and unit counts, then apply an allowance suited to each material.

Start with the right measurements

For every part of the project, write down length, width and, where relevant, height or thickness.

For a rectangular floor:

area = length × width

A room measuring 5.20 m × 3.80 m has an area of 19.76 m².

For screed or concrete, thickness matters:

volume = area × thickness

With 19.76 m² and a thickness of 5 cm = 0.05 m:

19.76 × 0.05 = 0.988 m³

That is about 0.99 m³ before allowance.

Keep units consistent. Five centimetres must become 0.05 m when the other dimensions are in metres.

Concrete and screed: start from volume

A 4 m × 3 m slab that is 0.10 m thick requires:

4 × 3 × 0.10 = 1.20 m³

The theoretical volume is not necessarily the order quantity. The base may be uneven, measurements have tolerances and some material can be lost during placement.

The right allowance depends on the job. Do not mechanically add 10% to everything: identify the uncertainty you are trying to cover.

Bricks, blocks and repeated components

For a wall:

wall area = length × height

A wall 6 m long and 2.50 m high has 15 m². Subtract significant openings. With a 0.90 × 2.10 m door:

15 - (0.90 × 2.10) = 13.11 m²

The number of units then depends on block dimensions and joints. A dedicated calculator avoids early rounding and lets you apply a breakage allowance consistently.

Render, paint and coverings

Finishing materials are often specified with coverage in m² per litre, kilogram or unit.

quantity = area ÷ coverage

For 48 m² with a coverage of 8 m²/L:

48 ÷ 8 = 6 L

Manufacturer coverage is still a reference value. A porous or uneven substrate may increase consumption.

For cut products—tiles, flooring, wallpaper or pavers—allowance also covers offcuts. A simple rectangle normally wastes less than a diagonal layout or a room with many corners.

Decks: area is not the number of pieces

A 6 m × 4 m deck is 24 m², but that does not tell you the board or paver count.

With pavers, unit dimensions determine the theoretical number per square metre. With boards, effective width and gaps matter.

Use two steps:

  1. calculate total area;
  2. convert area into units using the selected product dimensions.

Then add an allowance appropriate to the laying plan.

Roofs: do not ignore pitch

A building footprint is not the true roof area when the roof is pitched. The steeper the pitch, the larger the surface to cover.

A small percentage error applied to an entire roof can become several square metres and multiple packs of tiles. Also use the manufacturer’s effective coverage or tiles-per-square-metre value rather than relying only on external tile dimensions.

Fences: count intervals

A fence is a length problem, not an area problem. If posts are evenly spaced, the number of intervals follows from total length and spacing.

A common mistake is forgetting that a straight line with n intervals generally needs n + 1 posts when both ends have a post.

Corners, gates, level changes and reinforced posts are then added to the theoretical result.

How much allowance should you add?

There is no universal percentage.

An allowance should be explainable. If you add 15%, know why.

Round only at the end

Keep decimals during intermediate calculations. Round when converting the final requirement into commercial packs or whole units.

Recommended sequence:

dimensions → theoretical quantity → allowance → packaging → final rounding

Turn the calculation into a purchase list

A useful takeoff records the assumptions as well as the result.

Keep dimensions, thickness, coverage, spacing and allowance next to each line. If the selected product changes, you can recalculate without starting over.

For a project with several trades, keep each calculation separate. The best estimate is not the one with the most decimal places: it is the one whose assumptions are clear enough to verify before buying.
